We conduct a thorough final walkthrough together to ensure every detail meets our strict quality standards before handing over the keys to your dream home.
FREQUENTLY ASKED QUESTIONS
Why should we use engineered foundations?
Engineered foundations accommodate expansive clays that shrink and swell with moisture, prevent differential settlement that leads to wall cracks or jammed doors, and align the concrete depth with the local soil’s load capacity.
Why use fiberglass shower pans?
Fiberglass shower pans provide a stronger, durable base that accommodates minor home settling without cracking or leaking over time.
Why use Select Fill house pads?
Select Fill replaces expansive native soils with low-Plasticity Index material that will not expand or contract, preventing foundation shifting. It achieves maximum compaction for uniform slab support, maintains consistent soil moisture levels beneath the concrete, eliminates organic debris that could rot and leave voids, and elevates the pad above grade to improve site drainage.
What is included in the home warranty?
1-Year Coverage: Protects against workmanship and material defects in drywall, paint, flooring, siding, and trim.
2-Year Coverage: Covers core distribution systems, including plumbing, electrical wiring, and HVAC.
10-Year Coverage: Protects against major structural defects, including load-bearing walls, framing, roof framing, and foundation failure.
Who will be my primary contact?
You will work directly with the owner of the company throughout the entire build process—you will never be passed off to a superintendent.
What energy-efficient features do you provide?
Air Sealing: A 3-stage poly seal, which includes caulking all exterior plates, windows, and doors from the inside, as well as foaming all penetrations.
Attic Insulation: Spray foam applied directly to the attic lid for optimal thermal performance.
Windows: High-efficiency options, including wood/aluminum-clad windows or vinyl windows.
Window Treatments: Thermal curtains, low-E window film, or storm windows to provide extra insulation at a low cost.
What factors impact the estimated construction timeline?
Size & Scale: Larger square footage requires more labor-hours across framing, trade installation, and finishes.
Design Complexity: Custom architectural features, complex rooflines, or challenging site topography (slopes, rocky soil) lengthen early structural phases.
Permitting & Approvals: Municipal delays during blueprint review and trade permit approvals can add time before breaking ground.
Weather: Rain, extreme heat, or freezing temperatures delay foundational and outdoor work like concrete pours and framing.
Supply Chain & Labor: Trade availability and material shipping lead times can create temporary bottlenecks.
What is the general construction timeframe based on house size?
Under 2,500 sq. ft.: 4 – 6 months
2,500 – 3,000 sq. ft.: 6 – 8 months
3,000 – 6,000 sq. ft.: 8 – 9 months
6,000 – 12,000 sq. ft.: 9 – 12 months
